Fixing a Faulty Roof in Muncie, IN
The Problem
In February 2022, Jeff called Rojas Roofing with a problem: a metal roof had been installed, and less than two years later, it was leaking. The leak was pretty serious, and the original roofing contractor was nowhere to be seen. Metal roofing systems are large investments, and customers should see a life expectancy of 40+ years, so this was a major problem for the Williams family.
We sent out our best, long-time installer and owner, Freddy Rojas, to inspect the roof. Unfortunately, the system had been installed improperly, with large gaps all over the roofing system. These gaps were caused by the previous installer, who had cut the metal short in various locations. This has created holes in the roof, which allowed water to run under the metal and soak the decking.
The Solution
There was no way to repair the roof, so the whole thing had to be replaced. In the tear-off, most of the decking also had to be replaced as it had become waterlogged. Now the Williams have a brand new, water-tight roof with a 15-year warranty!
A few months later, the Williams called Rojas Roofing back out to get their siding replaced. Originally vinyl, the siding was replaced with James Hardie cement board with a lovely shake accent wall on the front of the house. Due to the faulty roof, the sheathing on the house had also rotted, and much of that roof and some insulation had to be replaced in the process.
The good news is that the Williams now have a watertight house, but the improper roof cost thousands of extra dollars and quite a bit of stress. The moral of the story is to find a trusted roofing company. Cheaper is not always better!
